#702 - Creative Ideas and Methods to Source, Structure and Finance Non-Traditional, "Off Market" Real Estate Deals
  • In a hot real estate market, it is often difficult for entrepreneurial, middle market firms to “win” broadly marketed conventional deals (e.g. such as a stabilized multifamily or retail property) – or to participate in a deal auction process
  • This session presents creative ideas and methods for entrepreneurial, middle market real estate firms to source, acquire, invest in and finance deals that are not broadly marketed
  • Some examples of “non-traditional” opportunities to be presented and discussed include: a) partnering with undercapitalized owners to restructure and/or recapitalize an existing project;  b) creating joint ventures with passive owners to redevelop existing asset; or c) sourcing deals direct from users
  • These ideas and methods of deal sourcing, structuring and financing are suitable for many types of firms - including groups with capital that need to find deals as well as firms with development/brokerage/market expertise that can add value to passive owners or users
